Conviction, before capital moves.

A disciplined examination of downside exposure, income resilience and price evidence, with every assumption stated.

The evidence, set out clearly.

Large allocations draw many views. What they need is a close reading of the evidence, objectively assessed and set out clearly. We present the findings.

Assumptions, tested

At this scale, a single untested assumption can outweigh the rest of the model. We state each one, and test it against the evidence.

Findings, as the evidence stands

Our assessment reflects the evidence, and only the evidence.

Scrutiny, anticipated

Every finding is built to withstand questions from your board, your partners and your family.

The questions we are asked first.

Every assessment begins with the question the decision turns on. These come up most.

Income

Will the income hold if the market turns?

We test lease expiry, tenant covenant and passing rent against market rent.

Price

Is the price supported by what has actually transacted?

We set the asking price against comparable transactions and what the asset earns.

Exit

How deep is the market if you need to exit?

We examine transaction volumes and how long comparable assets take to trade.

Built around your objective.

Income, growth, diversification, a home, a legacy or a single opportunity. Each is examined on its own terms.

Rents, prevailing yields and income resilience, examined location by location and asset by asset.

Price evidence, supply and location fundamentals, and what has driven values over time.

Markets, locations and property types set side by side, so an allocation can be weighed on the same evidence.

Location, specification, price against comparable sales and long-term value, for a home bought to live in.

Property fundamentals and market conditions read across a long horizon, for holdings meant to be passed on.

Have a property or project in mind? A pricing assessment, financial modelling and market context, set out so you can weigh it.

Things to weigh before an allocation.

The considerations that decide it, each examined from the evidence, in the order that matters.

Whatever the asset class, the economics are its own.

A warehouse, a hotel and a tower earn, and fail, in different ways. We examine each on its own terms, then set them side by side.

Residential

Pricing, set against comparable evidence and yield.

Apartments, villas and branded residences: comparable pricing, rental yields, supply and demand, community by community.

Office towers seen from street level

Office

Occupancy, set against the submarket.

Grade, occupancy, rental rates and absorption, submarket by submarket.

A multi-level retail atrium with visitors

Retail

Income, set against footfall and tenant mix.

Rental rates, sales performance, footfall and anchor tenant strength across malls and street retail.

Industrial and logistics

Demand, and how resilient it is.

Net effective rents, vacancy, specification and take-up across warehousing and logistics zones.

Hospitality

Performance, set against its peers.

Occupancy, ADR and RevPAR benchmarks, positioning and the supply still to come.

A residential tower under construction with cranes

Land and development

Pricing, and what shapes it.

Plot ratio, permitted use, infrastructure and land pricing, zone by zone.

Mixed-use

Each component, set against its own income.

Office, retail, residential and hospitality components, each assessed separately, then together.

Specialist assets

Niche demand, examined closely.

Data centres, healthcare, education and other specialist property, assessed against the demand they serve.

Our approach.

How the work is done, from the first conversation to the findings.

Before any analysis, we establish what you are weighing: the asset, your horizon, and the question the decision turns on. We agree the brief with you in a private conversation, so the work answers what you need to know and nothing else.

We gather comparable transactions, rents, lease terms and tenant information, together with supply, absorption and the character of the location. It is compiled for that asset and no other. Nothing is borrowed from a template.

We set the price against comparable evidence, test the income against the leases and the market, and examine the downside case. Each assumption is stated and tested, so you can see which ones the result depends on.

We present the assessment to you: what the evidence shows, where the assumptions lie, and how the asset compares across asset classes and locations. Questions are answered directly.

The same standard, whoever the allocator.

Institutions, family offices, corporate occupiers, private investors and families.

Colleagues in conversation in a boardroom

Institutional allocations are examined by many people and held for many years. We assess the asset against comparable transactions, test the income against the leases and the market, and examine the downside case, with every assumption stated so the findings can be checked line by line.

A consultant leading a discussion with her team

Family capital is patient, and the questions differ: how the income holds across cycles, how deep the market is if the family ever wishes to sell, and how one asset compares with the others held. We set it out in plain terms, for the principal and for the family.

  • Income resilience
  • Market depth
  • Comparison across assets
A consultant presenting her thinking to colleagues

Headquarters, logistics and operating property turn on cost, location and flexibility as much as price. We assess market rents, total occupancy cost and the depth of demand in a location, so the business sees where a site stands against the market.

When personal capital is deployed, the asking price is only one side’s number. We set it against comparable transactions and what the asset earns after costs, and show where the downside lies, so the decision rests on the evidence.

Property held for a family’s long term is judged by its resilience, not its next price. We examine how the income behaves when conditions turn, how the asset compares with the alternatives and what it rests on, in language the whole family can follow.
